Presidio, Texas is very nice town in far west Texas along the Rio Grande River, which is the border with Mexico. It is considered the western gateway to the Big Bend country of Texas, an area of desert lowlands broken by towering mountains. Big Bend Ranch State Park, Big Bend National Park and Fort Leaton (an historic US cavalry fort) all are found close to Presidio. And across the border lies Ojinaga, Mexico, the sister city of Presidio. There is plenty to see and good shopping opportunities in Ojinaga.

Ranch Road 170 between Presidio and Lajitas, was designated by National Geographic as one of the most scenic drives in North America. With river vistas on one side and mountains on the other and plenty of wildlife to view year round, Ranch Road 170 is a wonderful drive any time of the year. In addition, Redford, Candlelaria and Ruidosa lie on FM 170, as well as the Chinati Hot Springs, which makes this area perfect for a West Texas adventure.

Spring (February through April) is an excellent time to enjoy the region. There is an annual growth of wild flowers, including the state flower, the blue bonnet, and even the desert cactus get into the act by blooming in the mid to late spring. Everywhere you look is a profusion of color during the spring.

The climate is warm during the days in the winter months and hot in the summer. Lows range from and average in the 30’s overnight in the winter months to low to mid 70’s overnight in the summer months. Average annual rainfall is barely over 9 inches and snowfall is rare, but a dusting occasionally is common.

Being a tract of land out of the North Part of Section 22, Block 1, T&P RR Co. Survey, and being more particularly described as:

BEGINNING: At a point along the western sideline of Section 22 where said sideline meets the Northern Right of Way for Ranch Road 170;

THENCE: following the Right of Way for Ranch Road 170, S 30°52'16" E for 254.71 feet to the Western corner of the tract and the Point of Beginning at the Western corner of Lot 34;

THENCE: N 50°00'00" E for 5040.55 feet to the Northern corner of the tract;

THENCE: S 40°00'00" E for 251.26 feet to the Eastern Corner of the tract;

THENCE: S 50°00'00" W for 5083.02 feet to the Southern corner of the tract;

THENCE: Following the Northern Right of Way of Ranch Road 170, N 30°24'34" W for 251.78 feet and N 30°52'16" W for 2.39 feet to the Western corner of the tract and the Point of Beginning of the above referenced tract and containing 29.20 acres of land, more or less.
